Initial Brief
In order to begin your project we need to understand what you are hoping to achieve. We want to understand how the building is used now and its plans for the future, what your design aspirations are, what it is you love about the building currently and what you don’t like. The more detail you can give us at this stage the better we can understand how to give you the home you want. We will review council’s controls and analyse the local area and discuss possibilities of what can be achieved within these constraints and your budget.
Design
Once we have a strong understanding of the project, the site and all existing structures on and around the area we can begin to explore initial concepts and ideas of what can be achieved.
We will draw on the information given to us during the briefing phase and develop designs that enlighten and inform your ideas. The site itself will present design opportunities that will help us to develop designs that you will fall in love with.
Approval
Once the initial design is agreed upon, we will continue to work this up in a greater level of detail. Using 3d BIM software we can model the proposed design and its surrounds to see how it fits in the existing landscape. Once the design has been documented, we will guide you through the relevant approval process. This is dependent upon what the design is and the extent of the works. Most often a development application from your local council will be required. Along with the architectural documentation a number of consultant reports will be required to support the application
Construction Documentation
Once approved, detailed construction drawings are prepared to establish construction cost and how to build the project. This includes building typology, architectural details, finishes and fixtures. We will work with a structural engineer and any other consultants required in order to prepare a full set of construction drawings.
Project Procurement
Once the construction drawings have been documented, it is ready to be built. At this stage you can choose to tender the project out to multiple builders or select a builder of your choice. We will help prepare all tender documentation and contracts should this be required.
Construction Administration
Throughout construction, we will continue to be involved in the project with regular site meetings and communication with the builder. We will be available should any further information be required by the builder and to make sure the building we discussed in the initial design phase is what is completed.
